How do I make a reservation?
Our reservation line, 508-888-1106, is available Monday-Saturday, 9:00 a.m.-5:00 p.m. In addition, our online booking is available 24 hours a day, 7 days a week. If you do make a reservation online a vacation specialist will contact you to confirm and finalize your rental with in 48 hours. The reservation is not final until approved by an agent. Once approved, the reservation is subject to all terms, conditions and policies.

What taxes are collected?
The state of Massachussettes, as well as the town that your rental is located, require all rentals of 31 days or less be taxed. All mandatory rents and fees are taxed. The taxes are as follows: MA State 5.7%. Cape and Island Water Resource tax 2.75% (Cape Cod Towns Only) plus local a tax of 4%-6% depending on the town.These will be combined and added to all invoices.

What is your payment policy?
A deposit of 50% of the total price is required for all reservations due within 7 days of booking the reservation. Final payment is due 30 days prior to arrival. **Exception: Reservations made within 30 days of arrival must be paid in full by credit card or certified check at the time of booking and all monies paid are non-refundable at that time. We do not accept personal checks within 30 days of arrival. Credit card payments subject to 3.99% convenience fee. No fee for checks or ACH.

Are foreign checks accepted?
No, your checks must be issued in U.S. funds and be drawn on a bank that operates within the U.S. Federal Reserve System.

What if I need to cancel my reservation?
Refunds will be made only if the property is re-rented for the entire stay. If re-rented, refunds will be less 15% of the full rental amount. No reservation fees will be refunded. Cancellations made or reservations not re-rented within 30 days of arrival will result in a forfeiture of all deposits up to the full contracted amount.
No refunds will be given for late check-ins, early check-outs or no-shows.
We highly recommend you purchase trip insurance as no refunds are given for canceled trips even in the event of illness unless re-rented.

Are refunds available in the case of inclement weather?
No refunds will be given for cancellation or interruption due to weather.

What are your check-in and check-out times?
CHECK-IN time is 3:00- 5:00 p.m. CHECK-OUT time is by 10:00 a.m. Each of our rental guest must agree to schedule arrival and departure at stated times. DO NOT go to the property before checking in with our office. If cars or people are seen at the property, it will delay its cleaning and inspection, and thereby, delay the check-in time.
CHECK-IN & CHECK-OUT LOCATION - 449 Route 6A East Sandwich MA 02537. Our office hours are 9 a.m.-5 p.m., Mon-Sat. During the peak season we will be open 10-4 on Sunday. All late arrivals and Sunday arrivals must call ahead to prearrange Check-In.

What is the Trust and Safety Fee?
The SafelyStay, Inc. Trust and Safety Fee includes up to $1,500 of coverage for contents damage and up to $1,000,000 coverage for property damage and bodily injury. Complete terms regarding the Trust and Safety coverage can be found at www.safelystay.com/sanddollaronline . The Trust and Safety Fee is refundable only if the reservation is cancelled in writing at least twenty-four (24) hours prior to arrival date. Any deductible or minimum claim amount will be the responsibility of the Guest, and Sand Dollar Realty MA will process using the form of payment on file for Guest.

How should I leave the property?
Although a cleaner comes before you arrive and after you leave to ensure the property is clean, if your invoice does not show a charge for cleaning, you are responsible for leaving the property in the condition you received it in. You are renting some one's home and your should leave it the way you would want your own left. Excess cleaning, if needed, will be billed to your method of payment. Cleaning is available as an option and runs between $150 and $350 depending in the size of the house.

Is there a charge for extra keys?
You will be provided with one key to your rental property. We are available 24 hours a day on our emergency extension should you get locked out of your property. There is a $25 lockout charge. A re-key charge of $100 may be collected for lost or un-returned keys.

Are telephones available?
Since so many people have cell phones, and tenants usually have 2 or more with them, a lot of owners have eliminated land lines in their properties. Some properties have phones, some properties do not. We do not guarantee phones will be available and do not have the numbers of properties that may provide them.

What about maid service?
You are responsible to leave the property as you found it. A cleaner comes before and after each stay to sanitize and ensure the property is ready. Daily maid service or interim cleaning is available at an additional charge.

Who supplies linens?
Rental properties have pillows and blankets only. Sheets and towels must be brought or can be rented by clicking here

What supplies are included in the rental?
For your convenience, A starter supply of paper towels and toilet paper as well as cleaning supplies are included in the rental. Personal products such as shampoo and soap are not.

What items should we bring?
Bring bed linens, bath towels, beach towels, beach chairs floats, umbrellas and, certainly, sunscreen! Beach chairs can be rented locally at this link. click here

What about house parties or noise complaints?
You certify that you have read the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, you will be asked to leave with no refund. The occupancy limit includes daytime guest.
Any use of the rental property for a purpose other than residential use for the number of guests listed on the lease is grounds for eviction without refund. Parties, weddings, receptions, and other gatherings on the property for any reason that exceed the maximum occupancy is not allowed. The Agent reserves the right to cancel your rental reservation with no refund if Guest misrepresents the purpose for the rental.

Are pets allowed?
Certain properties do allow pets (check descriptions). For those properties that do not allow them, if pets are found in or on the property we reserve the right to cancel your reservation, forfeiting deposit and occupancy of the rental unit plus a $200 charge to treat the property for fleas.
If you are allowed to bring your pet please follow these guidelines:
- Please make sure that you clean up after your pet in and around your home and dispose of the waste properly.
- Any and all damage caused and the resulting charges, i.e. carpet stains, wall damage, pet hair removal, etc will be the responsibility of the tenant.
Please respect the property and its surroundings so that we may continue to offer properties that allow our 4 legged friends!
Although we know that you would like to bring your pet on the beach, almost all public beaches on Cape Cod prohibit pets between mid May and mid September. Please check This Link to make sure you do not get a fine.

Smoking
There is no smoking inside any property. Unauthorized smoking is grounds for eviction without refund and/ or an extra cleaning fee.

Construction
Because tourism is the largest industry on Cape Cod, construction and remodeling are always being done. Our reservation agents are not expected to be aware of construction projects. Should you find yourself near construction, please exercise patience and understanding. In the event it becomes intolerable, we'll do our best to talk to the contractors, but no refunds or moves will be made.

Sales
Some of the houses we manage may be available for sale during your stay. If you are staying in a property that is for sale, every effort will be made to schedule showings on a turnover day so as not to intrude on your vacation. Should a request be made to see the property during your stay, you will be contacted in advance by our property management staff, but the final decision is yours.
